The five signals
NestScore for Properties combines five weighted signals into a single 1–10 rating for any UK address.
- Property — EPC, floor area, tenure, age, construction type and building-control history.
- Value — HM Land Registry sold prices, price-per-square-metre versus street and postcode comparables, days on market.
- Risk — Environment Agency flood zones, coastal erosion, radon, subsidence, ground conditions and historic contamination.
- Schools & commute — Ofsted ratings, catchment overlap, GCSE outcomes, station distance and average commute time to the nearest jobs centre.
- Neighbourhood — Police.uk crime patterns, ONS deprivation deciles, air quality, green-space access and demographic mix.
Sources and refresh cadence
Every input is disclosed on the property page and linked back to its official source. Land Registry data refreshes monthly; EPC, planning and Ofsted refresh as councils publish; Environment Agency risk layers refresh quarterly. Scores recalculate automatically on refresh — you never need to re-run a report.
The methodology and the exact weights are published on the /nestscore/properties/rating page and versioned in Git so any change is visible.
